NEW CONSTRUCTION SINGLE FAMILY HOME

This past year we teamed up with Lakewest Custom Homes to work on the full design of one of their client’s residential new construction homes. JJ and I collaborated with Meyer Design to ensure the cohesiveness from the beginning stages. Sunset was living at Singapore at the time, which meant majority of design needed to be communicated digitally.
Digital Design Boards – Schematic Design Phase:
Digital Design Inspiration Boards were sent for each and every room, including the exterior, in order to ensure the design intent was in line with the client’s expectations. Upon approval of the design boards, we were able to start the first phase of selections, builder finishes. Here are a few of the digital design boards:
We worked directly with Lakewest’s vendors to make majority of selections while incorporating some unique pieces via designer only resources, such as tile and light fixtures.
Phase I Selections
Exterior Finishes: stone / siding / roofing / trim / doors / windows / lighting
Interior finishes: flooring / paint / wallcovering / plumbing fixtures / decorative light fixtures / hardware / doors / staircase design / cabinetry design throughout
The lighting design and fixture selections were an extremely important aspect of the decision making process for Sunet. It was imperative the client had adequate lighting and warmth throughout the home.
During Phase One selections, we began work on the interior space planning of new and existing furniture. Sunset sent images and measurements of existing furnishings that would be incorporated within the new home. We space planned those items where appropriate and determined scale for new furniture to be procured. This allowed us to pull fabric options for Phase II furniture selections to review during her visit.
3D Space Plan – Schematic Design Phase:
During construction, Sunset flew into town for one week to review construction progress and select all necessary material finishes in person. Much of our design process can be communicated digitally, however we feel it is always best to confirm color and texture in person as those can appear differently on a computer screen.
While in town, we reviewed all builder finishes, furniture options, fabric selections, paint and wallcoverings. Once approved, we took a trip to the stone yard to finish with countertop material selections throughout the home. Remainder of items such as light fixtures, plumbing fixtures, tables, and artwork were presented digitally.

Now that the client has moved into the home, she is ready to finish designing her home to ensure everything is picture perfect. Therefore, we are currently working on some additional furnishings, artwork and accessories.
